Housing age is the whole story in Dallas

A 1925 pier-and-beam bungalow in 75208 and a 2019 build in far north Dallas are not the same insurance risk, and the carriers that want one usually do not want the other.
On older Dallas homes, four things drive eligibility and price. Roof age and material. Electrical service, because original knob-and-tube wiring or an outdated panel makes many carriers decline outright. Plumbing, since galvanized supply lines and cast iron drains are both associated with heavy water claims. And foundation type, because pier-and-beam and slab fail differently and carriers treat them differently. Here is what matters practically: a decline from one carrier tells you almost nothing about the market. We have placed Dallas homes that three companies refused, at ordinary rates, because a fourth carrier's underwriting appetite happened to fit. Going direct to one company means one answer. Going through an independent agency means 56+ answers. Older homes also make ordinance and law coverage essential rather than optional. If a covered loss forces a rebuild, current Dallas code will require electrical, plumbing, insulation and sometimes structural upgrades the 1930s house never had. Without ordinance and law coverage the carrier pays to rebuild what existed, not what the city now demands. On a heavily updated older home that gap can be very large. Historic district homes in areas like Munger Place and Swiss Avenue add a further layer, since exterior restoration requirements can raise rebuild cost well above a standard estimate.

Roof settlement, water sublimits, and the deductible you did not read

Three policy details decide what a Dallas claim actually pays, and premium comparison shopping ignores all three. Roof settlement basis. Replacement cost pays what a new roof costs. Actual cash value pays depreciated value based on roof age. Many Texas carriers have shifted roofs to ACV or age-based schedules, and a competitive-looking premium is often competitive precisely because of that reduction. On a fifteen-year-old roof the difference runs into five figures.
Wind and hail deductible. Frequently a percentage of dwelling coverage rather than a flat amount. One percent of 500,000 dollars of Coverage A is a 5,000 dollar deductible on the one claim type you are most likely to file. Water damage sublimits. This is the quiet one, and it hits Dallas hard because of the age of the plumbing across large parts of the city. Many policies now cap water damage well below the dwelling limit, exclude gradual seepage entirely, or both. A supply line that leaks slowly behind a wall for four months is the single most commonly denied claim we see, and the exclusion language is what determines the outcome. Water backup for sewer and drain is a separate endorsement and is not included by default. In older Dallas neighborhoods with aging municipal lines it is one of the highest-value dollars on the policy. We read these three items out loud on every Dallas quote, because a policy that is 200 dollars cheaper and pays 20,000 dollars less is not cheaper.

Flood, theft, and getting the limit right

Flood is excluded from every standard homeowners policy. Dallas flood exposure follows creeks, storm drains and topography rather than zip boundaries, and a large share of the properties that flood in this city are outside mapped high-risk zones. That is exactly why the premium out there is usually modest and why it is worth pricing rather than assuming.
Theft and vandalism claims concentrate in specific parts of the city, and carriers price that geographically. A monitored alarm system usually earns a real discount here rather than a token one. On the dwelling limit: insure for rebuild cost, not market value. In Dallas those numbers diverge wildly in both directions. A 75225 home may sell for far more than it costs to rebuild, while a heavily renovated 75208 bungalow can cost far more to rebuild than it would sell for. Getting this wrong in the low direction also triggers coinsurance penalties on partial claims, so underinsurance costs you on small losses too. Worth pricing rather than defaulting: extended replacement cost on the dwelling, personal property on a replacement cost basis instead of ACV, higher liability limits, scheduled coverage for jewelry or art since the standard sublimits are low, and an umbrella policy if you have meaningful assets. Bundling with your auto policy is normally the largest single discount available, and we quote it both ways so you can see the combined number rather than guessing.

Three carriers declined my older Dallas home. Am I out of options?

Almost certainly not. Underwriting appetite for older housing varies enormously between companies, and a decline from one tells you very little about the market. We routinely place Dallas homes at ordinary rates after other agents gave up, because we are shopping 56+ carriers rather than one.

Why was my water damage claim denied?

Usually a sublimit or a gradual-damage exclusion. Many Texas policies cap water damage below the dwelling limit and exclude long-term seepage, so a slow leak discovered months later falls outside coverage. This is why we read the water provisions on every Dallas quote before you buy.

Do I need water backup coverage?

In older Dallas neighborhoods it is one of the best values on the policy. Sewer and drain backup is not covered by default and requires a separate endorsement. Given the age of municipal lines across much of the city, the premium is small relative to the exposure.

Should I insure my home for what it is worth or what it would cost to rebuild?
