South Irving and Las Colinas are different insurance risks

South Irving in 75060 and 75061 is largely mid-century housing stock. Las Colinas and Valley Ranch in 75038, 75039 and 75063 are substantially newer. Carriers underwrite and price those two realities very differently, and a quote built on the city name rather than the address will not survive underwriting.
On the older side, four items drive eligibility. Roof age and material. Electrical service and panel type, because outdated wiring makes some carriers decline outright. Plumbing, since galvanized supply lines and cast iron drains correlate strongly with water claims. And foundation type. If a carrier has declined your Irving home, that tells you about that carrier, not about the market. Underwriting appetite for mid-century housing varies enormously across companies, and we regularly place homes at standard rates after another agent said it could not be done. One company gives you one answer. We shop 56+. Ordinance and law coverage matters specifically on these older homes. If a covered loss forces a rebuild, current code requires electrical, plumbing and insulation standards the original house never met, and without ordinance and law coverage the carrier pays to rebuild what was there rather than what the city now requires. On the newer side of the city, the issues shift to dwelling limit adequacy, HOA interaction, and the roof settlement basis described below.

Roof, water, and flood

The roof settlement basis is the most consequential line in any North Texas homeowners policy. Replacement cost pays what a new roof costs. Actual cash value pays depreciated value based on the roof's age, and on a fifteen-year-old composition roof that can be a small fraction of the bill. Many Texas carriers have quietly moved roofs onto ACV or age-based schedules, which is often exactly why a premium looks competitive. We identify which basis a quote uses and price both.
Check for a separate wind and hail deductible too, since it is frequently a percentage of dwelling coverage rather than the flat figure at the top of the declarations page. Water is the other big one. Many policies cap water damage below the dwelling limit and exclude gradual seepage, so a supply line leaking slowly behind a wall for months is a commonly denied claim. On older south Irving plumbing this is a live risk, not a hypothetical. Water backup for sewer and drain is a separate endorsement that is not included by default and is one of the better values on the policy here. Flood is excluded from every standard homeowners policy. Irving has real exposure along the Elm Fork of the Trinity and through local drainage, and it varies street to street rather than by zip. Homes outside mapped high-risk zones do flood, and outside those zones the premium is usually modest. Price it rather than assume. Foundation and soil movement is excluded as well, which matters on the expansive clay throughout the area.

Renters, landlords, and the coverage nobody asks for

Irving has a high share of rental property, both tenants and small landlords, and both are frequently insured incorrectly.
If you rent, your landlord's policy covers the building and nothing of yours. A renters policy covers your contents, gives you personal liability, and pays for somewhere to live if the unit becomes uninhabitable. It is inexpensive, and bundling it with your auto policy usually produces a multi-policy discount worth more than the renters premium itself. There is very little reason not to have one. If you own a property you rent out, a homeowners policy is the wrong contract. Landlord or dwelling fire policies cover the structure, loss of rental income, and liability arising from the rental, and a claim on a homeowners policy for a property you do not occupy can be denied on those grounds alone. If you moved out and started renting your old house without changing the policy, call us, because that is a gap sitting open right now. For owner-occupants, the items worth pricing rather than defaulting: extended replacement cost on the dwelling, personal property at replacement cost rather than ACV, loss of use at realistic local rental rates, and higher liability limits if you have a pool or a trampoline. Bundling home and auto is normally the largest single discount available. We quote it both ways so you see the combined number instead of guessing at it.

I rent out my old house. Is my homeowners policy still valid?
