The DFW Airport corridor changes the risk profile

Irving sits against DFW Airport with SH-114, SH-183 and Loop 12 running through it, and a large share of local businesses are logistics, freight, courier, delivery, ground transport and the service trades that support them. That geography moves the insurance conversation away from premises liability and toward autos, cargo and drivers.
Commercial auto is the primary policy for many Irving businesses rather than an add-on. If vehicles are titled to the business, or used for deliveries, or carry tools, materials or employees, a personal auto policy excludes that use and the claim can be denied. Denials in commercial-use situations also tend to arrive with a non-renewal, which then makes replacement coverage harder and more expensive. Motor truck cargo coverage is the one most often missing. If you haul goods belonging to someone else, neither your commercial auto liability nor your physical damage coverage pays for the freight itself. Cargo is a separate coverage with its own limit, and shippers and brokers routinely require proof of it before they will tender a load. Hired and non-owned auto liability protects the business when an employee or contractor drives their own vehicle on company business. Their personal policy protects them, not you. In a city with this much delivery and courier activity, running without it is a serious open exposure. Also worth knowing: gig and app-based delivery work performed under a personal auto policy is excluded. If your business model depends on drivers using their own cars, that needs to be structured deliberately rather than assumed.

General liability, leases, and certificates

Every commercial lease and most subcontracts in Irving specify insurance, and the insurance exhibit is where the actual requirements live.
The recurring items are a general liability limit, commonly one million per occurrence and two million aggregate, additional insured status naming the landlord or general contractor, a waiver of subrogation, and sometimes primary and non-contributory wording. Meeting the dollar limit while missing an endorsement means the certificate gets rejected and work does not start. Send us the insurance exhibit before we quote. Building the policy to the contract is faster and cheaper than rewriting it under a deadline, and we would rather find the requirement now than have you lose a job over wording. For businesses with a physical location, a business owners policy bundles general liability with property coverage on contents and tenant improvements, plus business income. Two limits are routinely set too low. Tenant improvements, because if you funded the build-out it is your property and not your landlord's. And business income, which pays lost profit plus continuing rent and payroll if a fire or water loss closes you for weeks. Property coverage repairs the space, business income keeps the company solvent while that happens. Tools and equipment away from your premises are only minimally covered under a BOP. Tools in a truck, equipment on a job site and trailers need contractors equipment or inland marine coverage, scheduled to what you own.

Workers comp, drivers, and documentation

Texas does not require most private employers to carry workers compensation. That surprises people, and it is not the same as it being safe to go without. Non-subscriber status forfeits the statutory liability protections comp provides, so an injured employee can bring a negligence suit directly with far fewer defenses available to you. For a business with drivers and physical labor, injury frequency is not low.
Beyond the legal question, most general contractors and many shippers and warehouse clients in the Irving corridor will not allow an uninsured subcontractor or carrier on site or under contract, regardless of what Texas law permits. For a lot of the available work, comp is a requirement in practice. Driver qualification matters more here than owners expect. Commercial auto carriers price and underwrite on the actual drivers, their records and their license status. Adding an unlisted driver with a poor record after binding is how policies get non-renewed. Give us the real driver list up front and we will place it with a carrier that can accept it, rather than having the file blow up at the first claim. On documentation, we regularly work with Irving business owners using an ITIN rather than a Social Security number, and we speak Spanish in the office. Carriers differ on what they accept, which is exactly why shopping 56+ of them matters. Call 817-922-8031 and we will tell you which documents the specific carrier needs before you make the trip. Also worth pricing: commercial umbrella above your auto and general liability limits, which larger contracts frequently require, and cyber liability if you take payments or hold customer data.

"We were hauling loads with no cargo coverage and did not know the difference. Rainbow explained it, got us placed, and the broker approved us the next week. They handled everything in Spanish for my partner too."

Irving Business Insurance FAQs

I haul freight for other companies. Is the cargo covered by my commercial auto policy?

No. Commercial auto liability covers damage you cause to others and physical damage covers your truck. The freight itself requires motor truck cargo coverage, which is a separate policy with its own limit. Shippers and brokers routinely require proof of it before tendering a load.

My drivers use their own vehicles. Is my business protected?

Not without hired and non-owned auto liability. Their personal policies protect them, not your company, and personal policies exclude business use in the first place. This is a serious and common open exposure for Irving delivery and courier operations.

Can I get business insurance with an ITIN?

Yes. We write commercial policies for Irving business owners using an ITIN regularly, and we speak Spanish in the office. Carrier requirements differ, so call 817-922-8031 first and we will confirm exactly which documents are needed before you come in.

Do I need workers comp for my Irving business?

Texas does not require it for most private employers, but going without forfeits the liability protections comp provides, so an injured employee can sue for negligence directly. Most general contractors and warehouse clients in this corridor also refuse uninsured subs, so it is often required to get the work.
