Two counties, two housing eras

The eastern end of Grand Prairie in 75050 and 75051 is largely mid-century housing in Dallas County. The southern and western growth in 75052 and 75054 is considerably newer, and part of the city sits in Tarrant County. Carriers rate on the property address, and both the county and the construction era move the number substantially.
On the older housing, four things drive eligibility rather than just price. Roof age and material. Electrical service and panel type, since outdated wiring causes outright declines at some carriers and is a non-issue at others. Plumbing, because galvanized supply lines and cast iron drains correlate strongly with water claims. And foundation type. That variation is the entire argument for shopping. A decline from one company tells you about that company's appetite, not about the market. We place older Grand Prairie homes at standard rates regularly after a homeowner has been told it is not possible. Ordinance and law coverage is important on the older end of the city. Roof settlement, limits, and the work-vehicle overlap

The roof is the largest claim exposure on any North Texas homeowners policy, and the settlement basis decides what a hail claim actually pays. Replacement cost pays what a new roof costs. Actual cash value pays depreciated value based on the roof's age, which on an older composition roof can be a small fraction of the bill. Many carriers have shifted Texas roofs onto ACV or age-based schedules, and an unusually competitive premium is often competitive for exactly that reason.
Also check for a separate wind and hail deductible expressed as a percentage of dwelling coverage rather than the flat figure at the top of the declarations page. One percent of 350,000 dollars is 3,500 dollars, applied specifically to the claim you are most likely to file. On limits: insure for rebuild cost, not market value. In the older parts of Grand Prairie those numbers can diverge sharply, and underinsurance triggers coinsurance penalties on partial claims as well as leaving you short on a total loss.
