Older homes, and why one decline means nothing

Much of Mesquite dates to the postwar decades, and carriers respond to that housing era very differently from one another. Four items drive eligibility, not just price: roof age and material, electrical service and panel type, plumbing material, and foundation type.
Original wiring or an outdated panel causes an outright decline at some companies and is priced as ordinary business at others. Galvanized supply lines and cast iron drains correlate strongly with water claims, which is the dominant claim type in this housing stock. None of that is a fixed cost, it is a shopping problem. So if you have been declined, or told your only option is a surplus lines policy at a punishing rate, that reflects one carrier's guidelines rather than the market. Water is the claim you are most likely to file

Three kinds of water, three different coverage answers, and Mesquite homeowners get caught on all three.
Interior plumbing failures. Frequently covered, but many Texas policies now cap water damage below the dwelling limit and exclude gradual seepage entirely. Foundation and soil movement is excluded as well. The expansive clay here swells and shrinks seasonally, so cracked slabs are generally not a covered loss. Water damage from a plumbing leak beneath the slab sometimes is, which makes the cause critical. Call us before calling a foundation company so the claim is documented properly from the start.

Roof settlement, renters, and the limit

The roof settlement basis is the most consequential line on any North Texas homeowners policy. Replacement cost pays what a new roof costs. Actual cash value pays depreciated value based on the roof's age, which on an older composition roof can be a small fraction of the replacement bill. Many carriers have moved Texas roofs onto ACV or age-based schedules, and an attractive premium is frequently attractive for that exact reason. We identify which one is in the quote and price both.
Also look for a separate wind and hail deductible, often stated as a percentage of dwelling coverage rather than the flat number at the top of the declarations page. On the dwelling limit: insure for rebuild cost, not market value. In Mesquite those numbers diverge, and a house with a modest sale price can cost substantially more to rebuild to current code. Underinsurance also triggers coinsurance penalties on partial claims, so it costs you on small losses as well as total ones. Mesquite has a high share of renters, and renters insurance is underused here. Your landlord's policy covers the building and none of your belongings. A renters policy covers contents, gives you personal liability, and pays for somewhere to live if the unit becomes uninhabitable. Bundled with auto, the multi-policy discount frequently exceeds the renters premium itself, which makes the net cost close to nothing. If you own a house you rent out, you need a landlord or dwelling fire policy rather than a homeowners policy. A claim on a property you do not occupy can be denied on that basis alone.
