Retail and the Town East corridor

Retail and consumer-facing service businesses concentrate along the Town East corridor and the US-80 and I-635 frontages, and for those operations a business owners policy is the right starting structure. It bundles general liability with property coverage on contents and tenant improvements, plus business income. Three limits inside that policy are routinely wrong.
Tenant improvements. If you paid for the build-out, the fixtures, the specialized electrical or the finishes, that is your property and not your landlord's. Businesses insure their inventory and forget the improvements they funded, sometimes a six-figure omission. Contents and inventory. Retail inventory values swing seasonally, and a limit set in a slow month leaves you underinsured through the busy one. Peak season endorsements exist precisely for this and are worth asking about. Business income. If a fire, storm or water loss closes the store for two months, property coverage repairs the space while business income pays lost profit plus continuing rent and payroll. Property coverage rebuilds. Business income is what keeps the business alive during the rebuild, and it is the line most often set carelessly. For a retailer with a fixed lease obligation and no revenue coming in, this is usually the most valuable coverage on the policy. On the liability side, customer injury is a genuine frequency exposure for retail, and your lease will specify a general liability limit plus additional insured status for the landlord and a waiver of subrogation. Trades, trucks, and tools

A large share of Mesquite businesses are service trades run out of a truck, and those businesses carry their risk in the vehicle and the equipment rather than in a location.
Commercial auto is the coverage most often missing and the most expensive to be missing. Workers comp, subs, and the rest of the program

Texas does not require most private employers to carry workers compensation. Declining it, called non-subscriber status, forfeits the statutory liability protections comp provides, so an injured employee can sue for negligence directly with far fewer defenses available to you. For a trade with physical labor, injury frequency is not low, and for retail with lifting and ladders it is not zero either.
There is also a practical dimension. Most general contractors and many commercial clients will not permit an uninsured subcontractor on site regardless of what Texas law allows. If a substantial share of your work comes through GCs, comp is a requirement for the work even though it is not a requirement of the law. If you hire subcontractors, collect a certificate from every one. Uninsured subs can have their injuries and liability charged to your policy at audit, which raises your premium retroactively for work you thought was someone else's exposure. Rounding out a typical Mesquite program: commercial umbrella above your general liability and commercial auto limits, which larger contracts frequently require and which is far cheaper than raising each underlying limit. Cyber liability as soon as you take card payments or hold customer data, since general liability excludes data breach entirely. Employment practices liability once you have a meaningful number of employees. And crime coverage if employees handle cash, which for retail is worth pricing.
